
Senior living facilities and services of all types will be impacted by the aging of the Baby Boomers. Ziegler Equity Funding (ZEF) provides seed capital for the development or redevelopment of continuing care retirement communities (CCRCs), which combine different levels of housing and care for elderly residents on a single campus.
Capital raised through the ZEF funds is advanced to senior living organizations to cover costs of developing and marketing new CCRC projects until permanent financing becomes available. When projects reach certain benchmarks (typically, when 65% to 70% of the independent living units are reserved), the facility may qualify for permanent financing, at which point the seed capital investment is repaid.
